CCTV Maintenance in Shah Alam
Scheduled servicing, fault diagnosis and repair for CCTV, access control, alarm and barrier gate systems — for condominiums, offices, factories and commercial buildings across Shah Alam. Our office is here in Subang Permai, so we are local to the sites we look after.
Why CCTV systems fail in the Klang Valley
Most CCTV faults are not sudden. They develop quietly over months, and the system only appears broken on the day someone actually needs footage — after a break-in, a car park collision, or a dispute between residents. By then the recording that mattered is often already gone.
Malaysia's climate is unusually hard on surveillance equipment. Sustained humidity, daily heat cycling and heavy monsoon rain accelerate several specific failure modes:
Hard disk wear in the recorder
A DVR or NVR writes continuously, twenty-four hours a day, every day. Surveillance drives are rated for this, but they still degrade — and when a drive begins to fail, the usual symptom is not a total outage. It is silent gaps in the recording, or a retention period that quietly shrinks from thirty days to nine without anyone noticing.
Infrared LED degradation
The IR array that gives a camera its night vision dims gradually with use. Daytime images stay perfectly sharp while night coverage — when most incidents actually occur — deteriorates to the point of being unusable. This is one of the most common faults we find, and one of the least likely to be reported, because nobody checks the cameras at 3am.
Cable and connector corrosion
Humidity works into BNC connectors, junction boxes and any cable run exposed to weather. The result is intermittent signal loss: a camera that drops out during rain and returns when things dry, which is very easy to dismiss as a glitch and very difficult to diagnose after the fact.
Power supply failure
A shared power supply feeding multiple cameras is a single point of failure, and it is usually the cheapest component in the system. When it starts to fail, cameras reboot at random or dim intermittently, and the fault appears to move around the site.
Lens fogging and physical obstruction
Housings accumulate dust, condensation, spider webs and insect nests. Vegetation grows across sightlines over a season. None of this triggers an alarm — the system reports itself as healthy while recording a hedge.
The pattern worth understanding: almost none of these failures announce themselves. A system can look completely operational on the monitor in the guardhouse while recording nothing usable. Scheduled maintenance exists to find these faults on a normal Tuesday, rather than on the day you need evidence.
What a maintenance visit includes
Every scheduled visit follows the same documented checklist, so you get a consistent record of your system's condition over time rather than a one-off opinion:
- Camera-by-camera image review — daytime and night-time image quality checked on every camera, not a sample
- Lens and housing cleaning — dust, condensation, webs and insect nests removed; sightlines checked against vegetation growth
- Infrared and night-vision testing — IR output verified so night coverage is confirmed working, not assumed
- Recorder and storage health check — DVR/NVR status, hard-disk health, and error logs reviewed
- Retention verification — we confirm the system is genuinely holding the number of days of footage you believe it is
- Cable, connector and junction inspection — checked for corrosion, water ingress, rodent damage and loose terminations
- Power supply and backup testing — PSU output measured, battery backup tested where fitted
- Firmware and security review — updates applied where appropriate, default passwords flagged
- Remote and mobile access testing — confirmed working on the devices your team actually uses
- Written condition report — findings, faults, and recommended actions in a document you can file or present to a committee
Maintenance plans
We work three ways, depending on how critical your system is and how your property is managed:
| Plan | Best suited to | What it covers |
|---|---|---|
| Reactive call-out | Small offices, shoplots and homes with a specific fault | One-off diagnosis and repair visit. No ongoing commitment. Quoted per job after inspection. |
| Scheduled preventive contract | Offices, retail premises and factories | Planned visits at a fixed interval (typically quarterly or half-yearly), full checklist above, written condition report each visit, priority scheduling for faults between visits. |
| Managed strata & commercial | Condominiums, gated communities, office blocks, industrial sites | Whole-site coverage across CCTV, access control, barrier gates and alarms. Documented schedule and reporting suitable for JMB/MC committee and AGM review, plus a defined incident-footage retrieval procedure. |
Pricing depends on the number of cameras and access points, site layout, and visit frequency — so we quote after a free site inspection rather than giving a figure that turns out to be wrong once we see the site. The inspection, the consultation and the written audit report cost you nothing.
Who we maintain systems for in Shah Alam
Condominiums, apartments and gated communities
Strata properties have the hardest maintenance problem: a large camera count, multiple access points, barrier gates under constant use, and a committee that has to justify every line of the maintenance budget. We work to a documented schedule and provide written reports that a Joint Management Body or Management Corporation can put in front of residents at an AGM. We also set out a clear procedure for retrieving incident footage when a resident dispute arises — usually the moment when a system's real condition becomes obvious. More on our maintenance contracts.
Offices and commercial buildings
For offices, the priority is usually continuity and access control rather than camera count — door access that fails on a Monday morning stops the business. Scheduled maintenance covers the access control system alongside the cameras, and we schedule visits outside your operating hours where that is less disruptive.
Factories, warehouses and industrial sites
Industrial sites in Shah Alam's sections tend to combine perimeter CCTV, barrier gates for lorry access, and guard patrolling. Dust, vibration and long external cable runs make these sites harder on equipment than an office, and they generally warrant a shorter maintenance interval.

Frequently asked questions
How often should CCTV systems be serviced in Malaysia?
For most commercial and strata properties in the Klang Valley we recommend a service visit every three to six months. Malaysia's heat, humidity and heavy rainfall accelerate lens fogging, cable oxidation and hard-disk wear far faster than in temperate climates, so annual-only servicing usually means faults are discovered when footage is already needed.
Do you service CCTV systems you did not install?
Yes. We maintain and repair existing CCTV, access control, alarm and barrier gate systems regardless of who installed them or which brand they are. We start with a free site inspection so we can document what is actually on site before quoting.
What does a CCTV maintenance visit include?
A visit covers camera-by-camera image checks, lens and housing cleaning, IR night-vision testing, recorder and hard-disk health checks, verification that recordings match the retention period you rely on, cable and connector inspection, power supply testing, firmware updates where appropriate, and remote and mobile access testing. You receive a written condition report afterwards.
How quickly can you attend a fault in Shah Alam?
Our office is in Pusat Perdagangan Subang Permai in Shah Alam, so most of Shah Alam, Subang Jaya and Klang are a short drive away. We are contactable from 8am to 11pm every day, including weekends. Message us on WhatsApp at 016-352 7070 and we will confirm an attendance time for your site.
Can you provide a maintenance contract for a condominium JMB or MC?
Yes. We provide scheduled maintenance contracts written for Joint Management Bodies and Management Corporations, including a documented visit schedule, written condition reports suitable for committee and AGM review, and a defined procedure for retrieving incident footage when residents raise a dispute.
Book a free site inspection
Tell us roughly how many cameras and access points you have and where the site is, and we will arrange an inspection. You will get a written assessment of the system's actual condition — including anything already failing — before any quotation, and there is no charge for it.
